Lucas,D.0 <br /> 3411 Colby <br /> Everett, WA 98201 <br /> hereinafter referred to as "Applicant," for a variance from <br /> E.M.C. 19.18.020(I) , Signs, to allow a 48 square foot, <br /> illuminated, pole sign for a chiropractic clinic instead of a <br /> non-illuminated wall sign not to exceed sixteen square feet in <br /> area attached to the front of the clinic building which would be <br /> all �wed by code ' <br /> on the property commonly knoh? as: i <br /> 341'. Colby <br /> The Board of Adjustment, followinq a public hearing on said � <br /> application held on September 12� 1988 and further having reviewed 'i <br /> all testimony, makes the followinq Findings, Conclusions and ' <br /> order: <br /> FINL�INGS AND CONCLUSIONS: <br /> criterian No. 1: <br /> That there have been exceptional nr extraordinary cir.cumstances <br /> or conditions applyinq to the subject property or as to the in- <br /> tended use thereof that do not apply generally to other <br /> properties in the same vicinity or zone. <br /> a. Findina: The applicant is requesting a veriance to <br /> allow a 72 square foot siqn so that persons looking for <br /> I I the clinic will be able to find it easier as they have <br /> had patients tell them that they drove by two or three <br /> times before seeinq the sign on the buildinq which is <br /> locrxted on the rear of the lot. <br /> The oriqinal clinic at this site was located in a <br /> house that was close to trie street and a two foot by <br /> four foot sign off Colby identified the use and so <br /> allowed easy recoqnition of the clinic. in 1968 a new <br /> clinic buildinq was constructed on the rear uf the lot <br /> and the front of the lot was used for the parking <br /> area. The zoning code allowed a four by four foot <br /> siqn close to the building. At that time, <br /> identification of the clinic was not a problem since a <br /> clientele had been built up that was familiar with its <br /> location from the time it was located adjacent to <br /> Colby. <br /> The clinic has grown to five docYors and in many cases <br /> referred and regular patients are unable to find Che <br /> clinic because the siqn is not easily seen from <br /> pa5�ii�y vetii�les. <br /> b. �onclusion: The unusual circumatances applyinq to the <br /> site is the fact that t�►e clinic building and its <br /> current siqn are on the rear of the lot and so not <br /> easily seen from Colby. <br /> -1- <br />� <br />
