Lucas,D.0 3411 Colby Everett, WA 98201 hereinafter referred to as "Applicant," for a variance from E.M.C. 19.18.020(I) , Signs, to allow a 48 square foot, illuminated, pole sign for a chiropractic clinic instead of a non-illuminated wall sign not to exceed sixteen square feet in area attached to the front of the clinic building which would be all �wed by code ' on the property commonly knoh? as: i 341'. Colby The Board of Adjustment, followinq a public hearing on said � application held on September 12� 1988 and further having reviewed 'i all testimony, makes the followinq Findings, Conclusions and ' order: FINL�INGS AND CONCLUSIONS: criterian No. 1: That there have been exceptional nr extraordinary cir.cumstances or conditions applyinq to the subject property or as to the in- tended use thereof that do not apply generally to other properties in the same vicinity or zone. a. Findina: The applicant is requesting a veriance to allow a 72 square foot siqn so that persons looking for I I the clinic will be able to find it easier as they have had patients tell them that they drove by two or three times before seeinq the sign on the buildinq which is locrxted on the rear of the lot. The oriqinal clinic at this site was located in a house that was close to trie street and a two foot by four foot sign off Colby identified the use and so allowed easy recoqnition of the clinic. in 1968 a new clinic buildinq was constructed on the rear uf the lot and the front of the lot was used for the parking area. The zoning code allowed a four by four foot siqn close to the building. At that time, identification of the clinic was not a problem since a clientele had been built up that was familiar with its location from the time it was located adjacent to Colby. The clinic has grown to five docYors and in many cases referred and regular patients are unable to find Che clinic because the siqn is not easily seen from pa5�ii�y vetii�les. b. �onclusion: The unusual circumatances applyinq to the site is the fact that t�►e clinic building and its current siqn are on the rear of the lot and so not easily seen from Colby. -1- �
