Off-street parking requirement calculations shall be based on R-5 (one per unit) plus all office gross floor space shall be calculated using 1 off-street space per 200 gross square feet. 2. The alley �vay shall be constructed to new grade, established by the City, with standard aspt�alt alley improvement from 50 feet North of 36th Street to 35th Street induding all necessary drainage improvements. A c�-�crete retaining wall shall be constructed at the East edge of the alley to a height �f at least 12 inches"above the asphalt surface to allow for a fult 23 foot wide alley improvement. A pedestrian railing shall be constructed over the retaining wall to a totai height of 42 inches. 3. 35th 5treet shall be constructed with A-1 curb dc guttecs, 5 foot concrete sidewalk and standard street improvement; on the IVorth side and on the East half , of the South side, the face of curb shall be at 18 feet from the centerline; on the West half of. ii�e South side, the face of curb shall be at 28 feet from ihe centerline, � and the sidewalk shall be a minimum of 8 feet in width. 4. Colby Avenue shall have a minimum width of 8 foot concrete sidewalk and 6 inch unbroken concrete curbs. 5. Wheel chair ramps shall be constructed: on both sides of Colby Avenue on the South and on the north sides of 35th Street; on both sides of Wetmore on the South and on . the Nortl� sides of 35th Street; on both sides of 35th Street on the East side of Colby and i, on the West side of 1Vetmore. 6. Traffic control devices sliall be installed: to iden:ify that customer parki�g is availabte at the alley entrance of the building; to prohibit parking in the alley; to identify angle parking on the Southwest face of 35th Strect; all as determined necessary by the Public Works Department. 7. Access and parking plans to be submitted for Public 1Vorks review and approval. 8. City streets to be kept clear of dirt and debris during construction. 9. During construction, alltruck traffic to and from the site within the City of Everett shall be on Arterial Streets unless approved otherwise by the Public 1Vorks Department. 10.
