These iseurea are resolved as followa: <br /> Dealaration of Non-Signifioanee <br /> Point 1. ZoniaQ of Site is R-5, alloxing multiple family residential and <br /> ' <br /> non-mereantile office uses. <br /> Whiteley-Jacobsen asked if it xas not resonuble to include some <br /> S-1 (Neighborhood, peAeatrian oriented) uses in this development. <br /> The intent being to (2) up-grade the neighborhood retail uses <br /> currently seen along Colby, (2) reinforce pedestrian movement on <br /> Co1Cq, (3) ruinimiae actomotive use, C�1) reooqnlze the <br /> appropriateness of residential/neighborhood commeraial mixed use <br /> dovelopment, and f5) servo a distinct need for this kind of use <br /> (i.e., reetauranL or deli) in light of the amount of profes31ona1 <br /> office space in the immediate vioinity. <br /> The Clty of Everett responded that while, in prinalple, they aere <br /> not opposed to such a mix, providing it did not encourage <br /> automotive traffic cr include large-scale retail uses, the aite xas <br /> currently zoned R-5 which exeludea B-1 funotiona. Hoxever, because <br /> of the as yet untested nature of thia zoning, and the <br /> appropriateness of such a mix of uses in this development it <br /> seemed possible to submit a proposal to tho City, indicating rrhat <br /> cormnercial uses WJA envisions in this devolopment.
