The individual items are discussed bclow in the same order as your
wmments.
General:
1. As allowed by the UBC Section 504.6,we have added a 2-hour arca separaion wall at Grid
3.2. This dicides thc building into two buildings so ihal it will not requirc an automalic
sprinkler syslem. initially we understood this was noan issue because the D occupancy was
Iess than 6,000 SF and Ihe R occupancy did not require a sprinkler system for the number of
our proposed residential units. Thc currcnt sprinklcr ordinance is out of dae with Ihe UBC
and is no wrilten as dcarly as it should be in order to be rcasonably understood. Our project
is on a iighl time-line and wc do not have thc luxury of lime to appcal this decision. Thc sizc
of our building is well below the size threshold ofhc UBC for requiring an automalic
sprinkler system.
2. An approved monilored fire alartn syslem will be provided as rcyuired by the ordinance. The
electrical, securily and fire alarm systems are designed by Ihe General Conlraclor's forces.
They will obtain all required pertnis.
3. Thc two windows at Ihe souih property line havc hollow metal frames and will be rated for 45 I
minutes. This has been added tohe schedule, drawing A5.1.
Occupancy:
1. The apartments have been nofed as an R-] occupancy on theille drawing A1.0.
2. The framing and columns supporting the 1-hour occupancy separation between Ihe B and R-1
occupancies have been noled as 1-hour conslruclior,. Details and notes have been addedo
Ihe drawings .42.] forhe columns and A4 for the floor and ceilings.
3. Occupancy Separaion: i
a) Thc separation wall betwecn the officc/storagc and apartment extends lo the underside of I
the roof shcathing as •_, •ired see drawing A2.3.
b) The wall at the apa .nt enry sairt1 is noted as 1 hour on shect A2.1 B
c) The glazing in the stair wall will be in a hollow mctal frame and have a 1-hour fire rating.
Attached is a manufacture's cut shee on the "pyrostop" fire protecion glass.
4. The apartment#1 area previously noted as the den has been combined wih the living room
and the doors have been removed so it is an alcove off the living room.
5. Thc walls separating the dwelling unis from the corridor or adjacent office have a minimum
STC rating of 50 as noted on Ihc drawing A2.1B.
6. The smoke deecors required in the sleeping rooms and main living space are noted on the
re0ected cciling/lighting pian, A2.2.
Y
. , . . _ .. . ._ .- ..';rll. lM1'Av5iCI.7', • PHQNF4'52SJ-31L7 PrA?` 1'i'_;6i i-1JA'.__i. 3vn- .:, r.
