A landscape plan must be reviewed and approved prior to issuance <br /> of building permits. The plan at a minimum must include the <br /> followinq: <br /> a. A 10 foot wide landscape strip alonq nted n to eTypentiII <br /> of Colby Avenue and 37th street, p <br /> standards. <br /> b. A 5 foot wide landscape strip along the north property <br /> line planted to Type TII standards. <br /> 2. A garbage/recycle bin area must be provided adjacent to the <br /> alley. This area must be screened from view by either a <br /> structural enclosure or landccaping. <br /> 3. Detailed drawings in accordance with City Design and Construction <br /> Standards shall be submitted to the Public Works Department <br /> showing site parking layout, landscaping, utilities, storm <br /> drainage, temporary construction erosion control , and all <br /> required improvements in the public right-of-way. Public Works <br /> Department approval of these drawings is required prior to any <br /> permits being issued. All improvements shall be completed and <br /> approved warranted before the Occupancy permit is issued. <br /> 4. The parking lot must be paved with asphalt or concrete and any <br /> catch basins installed to control rainwater runoff. <br /> 5. Eight off street parking spaces are required. Parking location <br /> m�st not conflict with landscaping or other requirements. <br />
