In doing so dry rot was found in thc roof area above that sec[ion <br /> necesaicating removal of a large porCion of the East half of the roof. Since <br /> this upsCairs area had two bedrooms locaCed aUove the main level, I decided to <br /> bring out a dormer to add to the area of the two bedrooms. <br /> Since the house was built in 1921, I tound all of the wiring i.nsulation to b� <br /> brittle and extremely hazardous, so I proceeded to have a licensed/Uonded <br /> electrician rewire the entire house as well as converC it to electric forced <br /> air heat and eliminate the old oil furnace (of questionable condition). <br /> During Che framing of the 2nd floor dormer, it appeared there was sufficient <br /> room to create a separaCe dwelling unit by relocaLing the internal sCairway, <br /> and make provisions for an additional bathroom and kiCchen area--which would <br /> have somewherr between 900 and 1,000 s.f. living area. <br /> The lower basement area (which had a drive-in garage area) appears co have <br /> sufficient room for ar. additional dwelling unit ot around 1,000 s.f. There <br /> is a 10' ceiling which wi.11 all.ow building a new wood floor and a suspended <br /> ceiling. Although t have noC coimniC[ed myselt to that conversion, I do want <br /> the permits to cover that potential. Since it is below the level ot the sewer, <br /> Waste materi.al would necessairly have to be pumped. <br /> The originol ex[ernal dimentions of the house are not being changed. <br /> Since most of the plumbing is old galvanized piping, it i.s my i.ntention to <br /> seek a plumbing permit Co replace all old plumUing as well as service into <br /> the premises and new dwelling areas that will he broughC up to code requirments. <br /> On 12/18/37 I made inquiry to the Planning Department (Allen Giffen) as to whaC <br /> addiCionai requ.irements Che City may have and he has informed me ChaC Planning <br /> will automatically check for zoning conformance (confirmed an R-4 zone) and <br /> parking requirements (he checked and said I would need 6--L•uC I can park up to <br /> 8 vehicles). He told me it would be considered a "Conversi.on" UuC no special <br /> permit for that would be required. <br /> f <br />
