The site is developed with <br /> a single-family residence. <br /> The residential structure was originally constructed in 1925 according to Snohomish <br /> County Assessor's records. it is setback only 4 feet from the north side property line <br /> and only 17 feet from the front ptoperty line along Colby Ave. The structure meets <br /> all other zoning requirements. These setbacks were established prior to December I, <br /> 1956 and are considered legal non-conforming.
