Detailed drawings in accordance with Ciry Design and Conswction Standards shall be submitted to the Public Works Department, showing site parldng layout, landscaping, u6lir,es, storm drainage, temporary conswction erosion convol, and all require�! impmvements in the public right-of-way. Public Works Department approval of these drawings is required prior to any permits being issued. All improvements shall be completed and approved before the Occupancy Permit is issued/final approval is granted. 2. A demolition permit is required for the existing building. 3. Payment of a drainage fee or on-site detention will be requirai for stormwater runoff. 4. The unused driveway curb-cut on Colby Avenue shall be removed and teplaced with full height cutb and sidewalk. 5. It is the Public Works Department's opinion that the Everett Clinic should be requir.� to formulate a comprehensive site development plan. This plan should indude the ezisting proposal, any on-going projects and any futuce site i development/proposed building expansions. A comprehensive site plan would allow our staff to make a better examinadon of the impacts created by the gradual expansion of the Everett Clinic.
