That there have been exceptional or extraordinary circumstances or <br /> conditions applying to the sub�eet property or as to the intended use <br /> thereof that do not apply generally to other properties in the same <br /> vtcinity or zone. <br /> Findin : There are tao clinics� one existing and one proposed on four <br /> (4) 25' X 120' lots. The applicants have entered into a mutual <br /> agreement providing a perpetual pedestrian easement between noted <br /> elinics. This will provide a covered entryway into both clinics. <br /> Conelusion: There are no extraordinary physical conditions of the <br /> property. Hoxever� the intended use is somewhat unusual and is a <br /> exceptional circumstanee. <br /> �. That such variance is necessary for the preservation and en3oyment of a <br /> substantial property right of the appellant possessed by the owners of <br /> other properties in the same vicinity or zone. <br /> FindlnB: There has been no request as proposed by the applicant in the <br /> vicinity or R-4 zone. <br /> Conelusion: The variance request is reasonablP and the staff ��ould <br /> support other requests i; mutual easement agreements rere provided. <br />
