The minimum size is S'h' in width for a
regular space and 16' in width and 20' in length for a van accessible space, which is
required by the State Accessibility Code.
It is because of these minimum space requirements and the limitations of space
available for parking on the property that the vacant property across the alley to the east
was suggested as a solution. The available property is a result of the 50' lot width
being reduced by a five foot requirement for upen space the Zoning Code and the
width of the stairway.
The amount of open space required depends upon the doliaz value of the project. If the ;
project exceeded 35% of the assessed value ($43,700) of the building, the open space
must conform to the current standards of 5' on the south and 10 to 15 feet on the north.
The difference of 10 to 15 feet is determined by the type of landscaping planted.
If the value of the project is less than the 35% ($15,295) threshold the existing
pavement area can be used for pazking. This width of approximately 43' will not
accommodate one van accessible space (16') and six regulaz spaces (8.5' each).
I
,
CITY OF EVERETT•3200 Cedar Slreet • Everetl, WA 98201 • (206) 259-8800 • Fax (206) 259-8856
