Ms. Cunningham requested an <br /> additional parking demand analysis of lhe enlire shoppiny center, including the existing <br /> McDonaid's, using the four eva�ualion melhods of parking demand analysis, consislent <br /> with the parki�g analysis used in the original study of the site. <br /> The existing uses include a 4,491 gross square foot McDonald's, a 2,991 gross square <br /> (ool real estale oHice, and a 2.578 9ros5 square lool ankle and fool medical clinie. 7he <br /> proposed development is for a 1,275 gross square tool video slore and a 605 gross <br /> square (ool deli. <br /> The firsl melhod, (A), considers the development as a shopping center, with a parking <br /> stall requirement of one space per 200 gross square teet, regardless of the use. Ap• <br /> � plying this rate lo tlie existing and proposed uses results in a parking stail requiremant <br /> otiparking spaces. <br /> The second method. (e). uses lne Ciry ol Everelt Zoning Code. OrdinanCe No. 1671•89, <br /> ✓oH-street parking requirements. 7he shopping center is Iocaled in zcne B-2. Applying <br /> the5e rales lo lhe existing and proposed developments resulls in a parking stall de- <br /> mand ol 91 spaces. <br /> The third mothod, (C), considers the parlcing rates published in the InsNlute ot Tran�• <br /> � portatlon Engineers' {fTE) "Parking Generalion Manual." Ociober 1987. Applying these <br /> rates lo the existing and proposed uses results in a parking stall demand ol 7a spaces. <br /> The fourth method, (D), uses the ITE ratcs tor ihe existing real eslate oNice and medi- <br /> cal clinic, a�d the proposed video store and deli.
