The .folloaing factors aere considered and the <br /> listed requirements were placed in response to comments submitted by various City <br /> Departments during their revicw of an Environmental Checklist for this proposal: r <br /> 1. The area is zoned R-3, Multiple Family Low Density Residence Zone, vhich <br /> would allow this use. <br /> 2. A detailed drawing shall be submitted to the Public Works Dept. showing <br /> parking layout, storm drainage, and all required improvements to the Public <br /> right-of-way. Public Wcrks Dept. approval of these drawings is required <br /> before any permits are issued. All improvements shall be completed prior <br /> to issuance of occupancy certificate. � <br /> 3. Noise levels generated by traffic or� Colby are high. Interior noise levels <br /> are to be in conformance with the State noise code prior to issuance of <br /> occupancy certificate. Construction techniques must be utilized in order j <br /> to limit interior noise to a maximum of 45 db-A. <br /> 4. Publi�: Works Deat. appzoval of a detailed drainage plan is required prior . <br /> to ccmmencing site preparation. The plan shall include provisions for on-site <br /> detention, oil and sediment removal and temporary erosion control. Drainage <br /> calculations shall be submitted with the approved cover sheet. <br /> 5. During construction all truck traffic to and fzom the site within the City <br /> of Cverett shall be on arterial streets unless otherwise approved by the <br /> Public Works Dept. City streets must be kept clear of dirt and debria l' <br /> during construction. � <br /> 6. Participation in the program to fund the north end eewer improvements is required. <br /> 7, Landscaping of property must be in conformance with the City code requirrments. { <br /> � <br /> 8. Tbe G" water main between 93rd and 99th �treets must be connected to achieve <br /> adequate fire flow, and a fire hydrant is zequired within 200 ft. of all I <br /> bvildings. <br /> 9. Access is proposed via the alley north of 44th street.
