SUPPLEMENTAL INFORMATION FOR PRENTICE-NOBLE REZONE <br />The proposed rezone for the east side of the 5500 and 5600 block of <br />Colby Avenue involves eig�t lots (75' x 150' each) totalling <br />approximately 2.06 acres. The applicant has requested a rezone to <br />R-3(L) (Low Density Multiple Family), which allows a density of one <br />dwelling per 3600 square feet of lot area (12.1 dwellings per acre). <br />The General Plan land use map designation is "multiple family, 10 to <br />15 dwellings per gross acre". The Planning Commission adopted the <br />R-3(L) zoning in the new zoning code as the implementing zone for <br />land use designation. <br />Jdt 4\n.- <br />- The applicant owns one lot within the block, which contains a small <br />single family dwelling, and wishes to rezone for the purpose of <br />building a duplex on the lot in addition to the existing dwelling. <br />If the rezone is ' approved, each of the existing lots in the block <br />would be able to have a maximum of three dwellings (11,250 sq. ft. <br />divided by 3600 = 3.125). All but one of the lots on this block are <br />developed with a single family dwelling; one lot is vacant. <br />Under the R-3(L) zone, if approved, development on the lots would <br />have to meet the following standards: <br />Setbacks: <br />front- 20', rear- 20', side (interior)- 51, side (corner)- 10' <br />Building Height: 28' <br />Landscaping: Ornamental landscaping (Type III) along street <br />frontages and along interior lot lines. <br />Parking: two per dwelling, plus one-half space for each space <br />provided within a private enclosed garage. <br />Open space: 200 square feet per dwelling unit, exclusive of <br />required setback areas. <br />Access: Must be provided from alley, no curb cuts allowed on Colby. <br />rr - %5. 04-,D p CCPA& <br />
