� <br />CITY OE EVERETT <br />PLANIVING DIRECTOR DECISION <br />Review Process II q09-001 <br />February 19, 2009 <br />,�' <br />�: '.�,� <br />� ;,'�- <br />The City of �verett Planning Director grants approval of a request by Robert Burns to construct a <br />768 square-foot, detached garagc up to a maximum height of 20 feet at 5919 Colby Averme with <br />the following conditions: <br />1. Any change lo the design and/or roof pitch of the proposed garage requires Planning Director <br />approval. The height of the garage is limited to a maximum of 20 feet. <br />2. A covenant acceptable to the City Attorncy's office shall be recorded on the title to the <br />property stating that ihe property owner acknowledges the requirements of En4C 19.07.020, and <br />stating that the use of any accessory structure is limited to accessory activities permitted by the <br />zone in which the propeny is localed, and that the accessory building shall not be converted to <br />living ama or used for any puryioses which are not in full compliance with zoning and building <br />code requirements. <br />3. The earage's siding and roofing material tnust be cotnpatible �vith the existing d�velling. <br />Chaptcr 7 of the Gvcrett Municipal Code (EMC) states thai the PlanninE: Direcror may look at such <br />factors as view obstruclion, aesthctic impact on surrounding propenies, and impact on <br />neighbod�ood charactcr. The Planning Director approved the detached garage based on the <br />follo�ving: <br />The subject property is an 11,250 square foot lot with a 1,344 square-foot dH�elling unit. The <br />proposed 768 square-foot, detached garage will Ue located behind the residence and accessed from <br />Colby Ave�ue from an existing curb cut. The garage has been designed to compliment the <br />residence and the surrounding ncighborhood. '; he garage should not obstruct views.
