A variance is requested that would allow us to abutt the city street <br />by 40 feet instead of the required 60 feet. <br />2. The variance will allow us to subdivide the property into smaller lots <br />and thus, ma�jmize its use as others have in the area. <br />3. The request will not be detrimental to the public welfare because there <br />are other smaller lots in the area, the zon...ng allws for 7,000 square <br />foot lota, and the sewer and water facilities are adequate for the <br />proposed use. <br />4. The property due to present zoning is being taxed'as if it were being <br />used for its highest and beat use which is 4 lots. <br />Without the requested variance the four lots cannot be realized. <br />5. We would accept any reasonable conditions the Board feels are <br />necessary. <br />
