A variance is requested that would allow us to &butt the city street <br />by 40 feet instead of the required 60 feet. <br />2. The variance will allow us to subdivide the property into smaller lots <br />and thus, maximise its use as others have in the area. <br />3. The request will not be detrimental to the public welfare because there <br />are other smaller lots in the area, the zoning allows for 7,000 square <br />foot lots, and the sewer and water facilities are adequate for the <br />proposed use. <br />4. The property due to present zoning is being taxed as if it were being <br />used for its highest and best use which is 4 lots. <br />Without the requested variance the four lots cannot be realized. <br />5. We would accept any reasonable conditions the Hoard feels are <br />necessary. <br />L <br />
