The applicant is <br />seeking approval of a short <br />subdivision with two rear lots with <br />zero frontage. They will be served by <br />a 30 foot easement access. <br />R-I Single Family Low Density <br />Residential <br />Single Family Residential <br />NORTH: Single Family/R-1 <br />SOUTH: Single Family/11-1 <br />EAST: Single Family/R-I <br />\VEST: Single Family/R-I <br />Existing Conditions: <br />Finding: The current lot width is Lee feet which leaves an 80 foot lot and a <br />40 foot lot, both with full frontage. <br />Conclusion: There is enough lot area for four lots, the third and fourth lot <br />being served by a 30 foot easement access. <br />Public Welfare: <br />Finding: Allowing this variance would allow the applicant to short subdivide. <br />Conclusion: The short subdivision is consistant with City and State law. <br />Alternatives: <br />Finding: The proposed action is a reasonable design for this site. <br />Conclusion: A more reasonable alternative would be a 10 foot easement <br />servicing lots 3 and 4. Current code will not allow this. <br />
