Most <br />dwellings in the azea have garages off the alley. <br />Conclusion: The variance is not necessary for preservation of a <br />property right given the fact that most dwellings in the north end <br />have garages and carports off the alley. <br />C. Public Welfare: The authorization of the variance vill not be <br />materially detrimental to the pnblic welfare or injurious to <br />property in the vicinity or zone in which the property is located. <br />Finding; Most dWelling units in the area are neat in appearance <br />and maintain a uniform se[back from the street. <br />Conclusion: By allowing this variance it Would be detrimental to <br />the public welfare and injurious to property in [he vicinity <br />because the proposed carport would not be in scale with other <br />dvellings in the area and would not hold a uniform aetback from <br />the street. <br />D. Compreheneive Plan: The granting of the variance will not <br />adveraely affect the comprehensive plan. <br />Finding: The plans show this area as a single family residenl•ial <br />area. <br />Conclusion: Single family characteristics should be maintained; <br />[he granting of the variance would not enhance those goals, <br />DECISION: Deny <br />Deny the variance as requested for the following reasons: <br />1, There are no extraordinary circumstancea or conditions th,. apply <br />to this property which do not apply to other propertiea i�. the <br />area. The applicant could build a carport in his rear yard area <br />ae other property owners in the area have done. <br />2. The variance is not necessary for preaervation of a property right <br />given the fact that moet dwellinga in the north end have garagea <br />or carperts off the alleys in the rear yard area. <br />3. The variance would be detrimental to [he public welfare and <br />injurious to the properties in the area based on the fact [hat the <br />propoaed carport would be out-of-scale vith other dvelling unita <br />in the area and would no[ hold a uniform setback from the atreet. <br />4.
