Moet <br />dwellings in the area have garages off the alley. <br />Conclueion: The variance is not necessary for preservation of a <br />property right given [he fact that most dwellings in the north end <br />have garages and carporta off the alley. <br />Public Welfare: The authorization of the variance will not be <br />ma[erially detrimental to the public velfare or injurious to <br />property in the vicinity or zone in ahich the property ie located. <br />Finding: Moat dwelling unite in the areu are neat in appearance <br />and maintain a �niform setback from the street. <br />Conclusion: Sy allowing thie variance it would be detrimental to <br />the public welfare and injurio�s to property in [he vicinity <br />because the propoeed carport would not be in scale with other <br />dwellinge in the area and would not hold a uniform setback from <br />the street. <br />Compreheneive Plan: The grant�_ng of the variance will not <br />advereely affect the comprehensive plan. <br />Finding: The plans ahow this area ae a eingle family reeidential <br />area. <br />Conclusion: Single family characterietics ehould be maintained; <br />the granting ef the variance would not enhsnce those goale. <br />DECISION• Deny <br />Deny [he variance ae reqnested for the following reasons: <br />1. Thete are no extraordinary circumetances or conditions that appl.y <br />to thie property which do not apply to other propertiee in the <br />area. The applicant could build a carport in hie rear yard area <br />ae other property ownere in the area have done. <br />2. The variance ia not neceseary for preeervation of a property right <br />given the fact that moet dwellinge in the north end have garagee <br />or carporte off the alleys in the rear yard area. <br />3.
