MITIGATION REQIIIRED BY ERISTING CODES AND ORDINANCES <br />1. Detailed drawings in accordance with the City Design and Construction <br />Standards shall be submitted to the Public Works Departmeat showing <br />site parking layout, landscaping, utilities, storm draivage, temporary <br />construction erosion control, and all required improvements in the <br />public right-of-wa��. Public :lorks Denartment anproval of the drawings <br />is required prior to any permits beino issued. All improvements shall <br />be completed, approved and watranted before the Occupaacy Permit is <br />issued. (SEPA Other Policies) <br />, 2. A contribution of one-fourth the cnst to install street improvements to <br />. �ergreen Way is required. Improvements are to include cu:b, gutter <br />; and sidewalk, together with any necessary drainage system and street <br />widening to match existing improvements. (SEPA Transportation Policies) <br />3. On-site detention is required, or, in lieu of providing on-site <br />detention, if the downstream storm-water systems have the capacity to <br />handle the additional runoff, then payment to City Drainage Fund 340 is <br />allowed. (SEPA Public Services and Utilities Policies) <br />4. A grass lined swale is required per City Design Standards, if the <br />amount of new pavement exceeds 10,000 square feet. (SEPA Water <br />Policies) <br />5. Parking must be per City Zoning Code and City Design and Construction <br />Standards. The applicant is required to provide a parking study that <br />demonstrates that the proposed miaiaum off-street parking meets the <br />parking demand for the proposed project. (Everett Zoning Code, 34.030) <br />6. Prior to the issuance of aay permits, a detailed landscape plan for the <br />entire site sha11 he approved by the Planning Director. The <br />laadscaping is inrcended to provide a visual screening of the use from <br />Evergreen Way and Berkshire Drive and to assure compatibility with <br />surrounding prciperties. The landscaping plan must show location of <br />grassy swale3, rockeries and/or retaining walls. <br />CEverett Zoning Code, 41.150 (D) (1) (c)) <br />7. Heating, venti.ng, air conditioning, elevator equipment and similar <br />appurtenances that extend beyond the roofline shall be landscaped or <br />architecturally screened so as not to be vi.sible from adjacent <br />properties or public rights-of-way. (Everett 7oning Code) <br />8. Auilding and/or structure heights shall not exceed 28 feet. No <br />building appurtenances shall exceed a height of five feet above the <br />maximum height allowed unless the Planning Director determines that the <br />appurtenances must exceed such lteight for proper operation. (Everett <br />Zoning Code, 39.040 R) <br />9. The proposed pump station shall comply with the City of Everett's Noise <br />Ordinance 1i534-78, as amended. The noise levels of the pump equipment <br />on the proposed site must not exceed 55 dDA between the hours of 7:00 <br />a.m. an�? 10:00 p.m. and 45 dBA between the hours of 10:00 n.m. and 7:00 <br />a.m. <br />-2- <br />
