The following factors were considered <br />prior to making a preliminary decision on this pPoposal: • ' � . <br />1. The site is zoned B-2 and would allow this use. <br />2• Access is proposed via one driveway onto Evergreen Way and two drivewdys onto Berkshire. <br />3• Parking shall be provided in conformance with the zoning code. <br />4• A minimum of five percent of the internal parking area shall�be planted and landscaped. <br />Landscape screening along the street frontage.and the eastern boundary must be provided as <br />indicated on the preliminary, site plan. <br />5• Parks Department review of any landscaping placed behind the sidewalk line on City right-of- <br />way is required. <br />� Fro onent• <br />George Barber <br />P.
