(� <br />INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA condirions but are <br />associaced with other laws or requirements. All requirements are preliminary in nature, and are based <br />upon the preliminary site plan and the ordinances in effect a[ time of submittal for SEPA review. The <br />proposal must comply with all ordinances in effect at the time a complete building permit application <br />is filed, including those not specificaliy set Forth herein. (Exception: For vesting under the Zoning <br />Code, please refcr to Section 44 of the Zoning Code). Contact the Planning Deparcment for information <br />regazding appeals processes for the requirements lisied in this document. <br />A Public Works Pernut is required for this project. Detailed drawings in accordance with City Design <br />and Construction Standards shall be submitted to the Public Works Department, showing site parking <br />layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all required <br />improvements in the public right-of-tvay. Public Works Depaztment approval of ihese drawings is <br />required prior to a,.y permi[s being issued. All improvements shall be completed, approved and <br />wananted before the Occupancy Permit is issued. <br />2. Full standard half street improvements are required to Lake St/Rainier Drive including but not limited <br />to curb, gutter, sidewalks, street widening and drainage control per City Design Standuds. <br />3. Parking must be per City Zoning Code and City Design and Construction Standards for Development. <br />A minimum of 15 parking spaces is required for the proposal. <br />4. This project must comply with the current City of Everett Building Code �d Sprinkler Ordinance. <br />Special charges for connection to the sewer and water systems in accordance with Ordinance 1998-94 <br />and subsequent revision aze applicable. These chazges are based on projected water usage and can be <br />substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine estimated <br />chazges prior to building pernut application. The actual charges shall be commuted by tl�e Public <br />Works Depaztment per the ordinance in effect at tlie time and according to the information on the <br />approved plans at the [ime of building permit issuance. <br />6. Lack of comment on the plans submitted with the application docs not constitute approval of these <br />plans. , <br />7. City streets are to be kept clear of d'ut and deUris at all times during construction. Dust suppression <br />and stre�t cleaning must occur as directed by the Public Works Inspector. <br />A one year warranty is required on the public improvement for an amount not less than 10% of the <br />cost of construction and shall run for one year from the date of issuance of the first Occupancy Permit. <br />9. On-site watermain will be staked within an easement to the City. The easement will be submitted to <br />the City prior to issuance of pernuts. <br />10. As-builts of storm sewer, sanitazy sewer, and water systems will be required to be submitted per City <br />Design and Construction Standards and Specifications for Development. <br />11. Walkwa}•s must be provided from the building entrance to the public sidewalks. This must be shown <br />on the site plan submitted for building permits. <br />12. The access and parking for the proposal shall be the mutua] consent of the affected property owners of <br />the private easement area shown on the site plan. <br />
