PLANNING DIRECTOR DETERMINATIO <br />Review Process I #00-032 <br />Landscape Modification <br />The City of Evere'.t Planning Department grants approval of a request by Armored Mini Storage, <br />6501 Rainier Drive, Everett, WA 98203 for a landscape modification for the property located at <br />6501 Rainier Drive with the following conditions: <br />Provide the landscaping as shown on the approved site plan dated 11/17/00 on file with <br />the City Planning Department. <br />The Planning Director approved the landscape modification based on the following: <br />The subject property is located in the B-2 zone. No major changes are proposed to the exterior <br />of the building. There is substantial existing mature landscaping at the rear of the building along <br />it�e eastern property line. This landscape area is approximately 45 feet wide and slopes upward. <br />approximately 20 feet from the back of the building to the east property line. Along the south <br />side property line there is existing Type III landscaping. �lew landscaping will be provided along <br />the northern property line consisting of minimurn 6-foot high pyrmadalis planted at approximately <br />3 foot spacing to create a tall hedge. There is existing landscaping in the front northwest corner <br />of the building that will be supplemented wilh two new trees. These trees will be a.ninimum 6 <br />ieet high at the time of planting. Also, two new landscape areas will be created in the front of the <br />building where the parking is located. These areas will each be planted with at least one tree, <br />shrubs and groun� cover. <br />Subsection 35.i�70.A. of the City of Everett Zoning Code gives the Planning Director, using <br />Review Process I, the authority to modify the required landscaping if the applicant proposes an <br />alternative method of landscaping that would achieve the intent and purpose of the landscaping <br />required in this Ordinance. Review Process I is a written decision by the Planning Director <br />which approves, disapproves, or approves w�ith conditions the proposal of the applicant (Section <br />42.090). <br />The applicant may appeal the Planning Diractor's decision within fourteen (14) calendar days of <br />the date of this decision. Appeal forms are available from the Planning Department and must be <br />submitted along witf tne required filing fee.
