INFORMATION FOR DEVEIAPER: <br />The following information is provided for the developer's <br />benefit. These are not SEPA condltions. All requirements are <br />preliminary in nature, and are based upon the preliminary site <br />plan and the ordinances in effect at time of .�ubmittal for SEPA <br />review. The proposal must comply with all ordinances in effact <br />at the time a complete building permit applicaticn is filed, <br />incluriing those not specifically set forth herein. (Exception: <br />For vesting under the Zoning Code, please refer to SEction 44 of <br />the Zoning Code). Contact the Planning Department for <br />information regardinq appeals processes for the requirements <br />listed in this document. <br />1. Detailed 3rawings in accordance with City Design and <br />Construction Standards shall be submitted to the Public <br />Works Department showing site parking layout, landscaping, <br />utilities, storm drainage, temporary construction erosion <br />control, and all required improvements in the putlic riaht- <br />oP-way. Public Works Department approval uf these drawings <br />is required prior to any permits being issued. All <br />improvements shall be completed, approved, and warranted <br />before occupancy permits are issued. <br />2. Special charges for connection to the sewer and water <br />systems in accordance with Ordinance 1171-85 and subsequent <br />revisions are applicable. These charges are based on <br />projected water usage a;�d can be substantial. The Applicant <br />is encouraged to obtain a copy of the ordinance and <br />determine estimated char,es prior to building permit <br />application. The actual charges shall be computed by the <br />Public Works Department per the ordinance in effect at �the <br />time of building permit issuance. <br />3.
