PROJECT OVERVIEW <br />The project site is located at the southeast comer of thr, intersection of Evergreen Way (SR-529) <br />and Madison Street in Everett, Washington. The prupeRy is also bounded on the east side by <br />Rainier Drive. The existing site consists of seven lets totalling 1.51 acres. Six existina buildings <br />with associated landscaping and paricing exist on-sitre. <br />The proposed site improvements by JSH Properties include the dem�lition of the existing six <br />buddings and construction of a 15,000 s.f. Walgreens Phurmacy building with associated paricing <br />and landscaping. The existing seven lots will be combined into one singie lot. SVeet <br />improvements along Evergreen Way, Madison Street and Rainier Drive will also be provided per <br />City af Everett requirements. <br />II. PRELIMINARY COIVIDITIONS SUMMARY' <br />The existing site consists of seven lots totalling 1.51 acres. Six existing buildings with <br />associated landscaping and parking exist on-sito. The site generally slopes to the north. Some <br />drainage is intercepted by various underground storm drains which discharge to the City storm <br />system. The 1.51 acre site is approximately 73'% impervious. The maximum topogrpphic rise is <br />ten feet. The underlyi�g soil is iypically Ioose to medium dense silty sand with gravel. No <br />groundwater was encountered during the soil borings up to 8' feet deep. <br />III. OFF-SITE ANALY5IS <br />A downsfream analysis was perfortned to examine the condition of the existing on-site and off- <br />si:e drainage system and investigate any kno�nm problems. Bush, Roed & Hitching::, Inc. <br />completed a site visit on May 25, 1999. In addition, schematic storm drainage maFs of the local <br />system were obtained frem the City of Everett. <br />The site is generally collected by the public storm drainage system within Madison Street and <br />12ainier Drive. These two road stortn drains combine within Madison Street and discharges into <br />an existing 36° stortn cfrain which drains north with the Albertson's property north of the site. <br />This drainage eventually drains to the City of Everett's Reservoir #3 (part of the Pigeon Creek #1 <br />drainage basin). <br />See attached City of Everett Schematic Stortn Drainage System within Appendix A. <br />
