A rcquest for a one year extension of <br />this Final Declaration of Nonsignificance may be made to the Planning <br />Direetor prior to ,I�e expiration date. c� <br />���:- r��� ��,: ; , <br />,. �. .:; n; . <br />Description of Pro�osal - The proposed action is the issuance of Demolition and [iuilding <br />Permits to allow the construction of an approximately 7,200 sq. ft. automobile service and <br />retail building on a 20J30 sq. ft. sit�. The following factors were considered and the listed <br />requiremen;s were placed in response to commenis submitted during our review of an <br />Giivi�onmen:al Checklist for this propasal: <br />The proposed site is zoned B-2, Community Shopping Zone, which would permit this <br />use. <br />The site is currently occupied by a vacant auto-service structure which will be <br />demolished to allow for construction of the new building. Appror.imately 95% of the <br />site is covered with impervious surface. Apartments exist to the east and a single <br />residence to the north. <br />Detailed dra�vings sha!! be submitted to ihe Public Works Department sho�ving site <br />parking layout, landscaping, utilities, storm drainaoe, and ali required improvements in <br />the public right-of-way. Public 1Vorks Department approval _of these drawings is <br />reGuired prior to any permits being issued. All improvements sl�all be comple:ed, <br />approved and warranted before the Occupancy Permit is issued. <br />Performance guarantees are required ior public improvements including landscapi�g. <br />Participation in the cost to fund the North/Central Sewer Interceptor is required. The <br />actua! cost shall be computed by the 6uilding Department per the Ordinance in effect <br />at the eime vid according to the information provided on the approved plans on the <br />date of permit issuance. <br />Full standard street improvements are required to Evergreen Way and Ttereve Dr. <br />including but not limited to curb, gutter, sidewallc, and placing a section of street <br />surface. <br />City streets a�e to be kept clear of dirt and debris at all times during construction. <br />Dust suppression and street cleaning must occur as directed by the Public Works <br />Inspector. _ <br />A one-year Warrantee Guarantee is required on the public improvements and site <br />landscaping for an amount not less than 10:ti of the cost of construciion and shall run <br />for one year from the date of issuance of the first Occupancy Permit for the project. <br />The site must have a storm drainage system to convey site draina�e to the City', <br />system in Evergreen Way: An oil separator is required if not currently in existence on <br />the site. <br />Any o� �.door trash disposal area must be screened. <br />�torage of vehicles not in running condition or parts of vehicles outside the servicc <br />building is c��t permitted. <br />Parl:ing mst be designed in compliance with Zoning Code Requirem�nts Sect:cn <br />19.40.050.
