� Sunrisc Scrvices-Drainagc StuJy <br />[ <br />2. �XISTING COi1DdTIO:�IS <br />The site is a 0.5-ncre parcel to be comprised of two existing lots located at 7016 <br />Evergreen Way in the north�vest quarter of Section 7, To�vnship 28N, Rnnge SE, WM in <br />� Everett, �VA. The site is adjacent to and south of Rodland'foyota (see Figure I., Vicinity <br />Map). The parcel does currently contain a buildin� and paved pnrking areas. As a part of <br />this project, the building will be rcmodeled for the proposed use but the parking lot will <br />remain intact. A new parking lot will be constructed on the adjacent property to the west, <br />which is listed under a separate tax identification numbcr. The site fronts on Evergreen <br />Way nnd will continue to take primary access here. I-Iowever, the ncw student parking lot <br />� will take access From the wes[ on East Cady Road. <br />L <br />[ <br />1 <br />Since there is no plan to disturb the existing pavements, Ihc existing storm drainage <br />facilities will remain in place.
