DOWNSTREAM CONDITIONS <br />The project site currendy drains to a 24" municipal storm drain that drains west <br />and north across the property to Cady Road. The stonn conveyance drains north <br />to Madison and then east to �vergreen way and nonh for a considerable distance <br />until it enters Pigeon Creek No.2 as part of the overall basin nmoff. The 24' <br />culvert �vas sized �md designed by the Ciry of Everett and is assumed to have <br />ample capaciry for the area ser��ed. There is no evidence of tlooding at this time <br />and the proposal of developing an additional 0.27 acres with on-site detention is <br />not expected ro impact the system <br />b. UPSTREAM CONDITIONS <br />� The area upstream of the project is Cady llrive, which is served by the 24" Public <br />storm drain. There is no available evidence of any significant stormwater <br />contributions onto this property. In thc developed condition, curb and gutter will <br />be provided on the C:idy Drive [rontage, which will direct road runoff to the <br />existing storm drain.
