Narrative Statement for Retail/Office complex <br />at 7005 to 7205 Evergreen Way, Everett, Washington. <br />v- <br />1. This project mixes office and retail space, approximately 1/3 office space <br />and 2/3 retail space. Parking spaces for the retail space will be <br />available on the weekend during those peak hours, because of the limited <br />office use on the weekend. This will alloo-i approximately 50 more spaces <br />than required for the retail space. <br />2. There are other businesses in the area that have been given a parking <br />variance less than required by the city code. <br />3. The businesses in this area are retail. There �•iill be included a parking <br />study by a traffic engineer. The existing street R.O.tJ. will be improved <br />to the property line with curb and sidewalks which is not now existing. <br />Doing this work will improve safety. <br />4. The city comprehensive pla.� allows this retail/office complex. <br />
