PRELIMINARY CONDITIONS SUMMARY The project site is currently undeveloped. Existing vegetation consists of low brush, grass and young stanrls of deciduous trees. The site has recently been used to stockpile excavnted spoils associated with a nearby EvereY� public works project and is currently beine filled with excavated materials from a nearby private project to the north. Two azeas of pavement and an existing driveway totaling approximately 0.15 acres exist on the site from previous developments. The site generally slopes to the northeast at approximately 3.5% and contains no wetlands, creeks or streams. The souih side of the property is bounded by an cxisting commercial development. Developed roadways border the site on the east and west, and the north side of the property is bounded by a commercial and multi-family development. A shallow drainage channel flowing south to north. is situated along the west side of Rainier avenue. There currently is no tributary runoff entering the site. I6
