Phase II site plan. <br />Reininga Corporation <br />San Francisco, California <br />Owner <br />Southeast corner of intersection of 75th <br />Street and Evergreen Way (former site of <br />Everett Motor Movie). <br />Total site is 19 acres. Phase Two is <br />approximately 10 acres. <br />Approval of Phase 11 site plan: including <br />building location, landscaping, access, <br />and compatibility with residential uses to <br />the east. Site was rezoned per PC <br />Report 1/3-78 (Exhibit 1). AAporoval of <br />Phase II is contingent on Applicant. <br />having met conditions of Phase 1. <br />3. Public Works Department Memo 2/6/81 <br />CONDITIONS: <br />1. That the recommendations of the Public Works Department be conditions of <br />Phase Two approval. <br />2. That in development of the final landscaping plan, special attention shall be <br />given to the eastern edge of the site so as to achieve as complete a visual and <br />noise buffer as is possible. This includes elimination of light and glare from <br />autos, and reduction of auto noise from private property to state standards. <br />3. That speed bumps be placed internally to reduce the opportunity for traffi.: short <br />cutting between 77th and 75th Streets. <br />4. That the driveway entrance on the curve of 77th street be eliminated to avoid <br />cutting through the site, and shifting auto movement further to the west, away <br />from the residential edge. <br />5. That final building, landscaping and access plans be reviewed by Public Works and <br />Planning Departments. <br />6. That the eastern edge of 77th Street be designed and constructed .o reduce g!are <br />and noise impacting residential units to the east. <br />
