runoff tu entcr on the subject property trom the west. It is obvious that stormwater runoff will not
drain oto the subject propetry Crom the north or east as dictated by topography. There is a small area
° immeclitely south of the subject properry that curtently drains onto the site. The proposed project will
mnintain the ebsting drainage patterns, and the proposed storm drainage system shalt be sized to
adequatcly handle this otf-site stormwater runoff.
ON-SITE DRAINAGE CONSiDERATIONS:
17ie subject property consists of one drainage basin which currenqy discharges stormwater as sheet llow
to the northeast as dictated by topography. The project site wilt be regraded to minimize pavcment
slope and to maintain ptisting drainage patterns. A storm drainage system will be provided for this
project in accordance with City ot Everett standnrds an! guidelines. The system, as designed, will be
rclatively maintenanctrce and provide the required bioCltration, via grassed-lined svales. In addition,
an oilhvatcr separator will be provided tor further removal of pollutants from storm water, prior to
discharging from the site. The proposed stornt drainage shall be sized to adequately hand2e runoff
producc,l by 25-year storm.
