Buildinc, as wcll as a Ic� � paecd parkine arca, to thc norih <br />(Figrm� 1 j. <br />More generally, Parcel A is located in a portion of the NG 1/4 of the <br />NB 1/4 of Scction 13, To�ti�nship 23 A'., Rangc �l G. & G.L. 1 of <br />Section 123, To�+�nship 28 N., Range � E., W.b1., in Snol�omish <br />County, \VA. <br />Parcel A I�as been sub-divided into h��o new parcels, Lot 1, the <br />northerly porlion, containing �ppro�imately 26,759f sq.Ct. and Lot 2 <br />the southerl� portion, containing approximately 32,150f sq.ft. <br />(Figrrre 2). <br />The ne�e dcvelopment will be situated on Lot l, curzendy a 24,955� <br />sq.fr. parking lot. The development will include a ne«� 5,500 sySt. <br />commercial retail S: restaurant building and the associated parkin�� <br />& landscaping required for this use (Figure 3). <br />New sanitary sewer and water mains �+�ill connect to the existine <br />sewer and �vater system located in Evergrcen \Vay. <br />Preliminary Conditions Under pre-developed conditions on-site, stonmvater runoff flo,red to <br />� $mttmary h�'o existing catch basins and conveyed to the puUlic drainage <br />system in Lvergreen \��ay (Figrrre 2). <br />There are no existing detention or water quality facilitics that control <br />or treat runoff tion� the pollution generating pa��ement on-site. <br />Soils '��.e underlyine soils are classificd as Aldcnvood till or h��drologic <br />soil group "C," which has a moderately hieh runoff potential.
