The site is currently covered with Alder and various low ground cover. <br />2. The property is zoned C-1 - General Commercial and wo.�ld permit this restaurant use. <br />3. The property is located in the North Creek Drainage.Basin where the City lias experienced, <br />drainage proUlems. Drainage must be designed in conformance wiCh the City Drainage <br />Ordinance, including ptcvisions for detention and oil separation. <br />4. Evergreen Sday Standard Street Impiovements must be provided, and access and parking • <br />design must Ue approved by the City Engineer. Streets must be cleaned daily during ' <br />construction. • <br />5.
