C �zi �o <br />�-G(J ��LI <br />The proposed actian is issuance of building permits to allow construction of a�r��� ote <br />in two, iwo-story buildings. The following Sactors were considered and the listed ,:onditions <br />placed in response to comments received from various CJity Departments durii,g their <br />review of an L-nvironmental Checklist for this proposal: <br />The site is zoned C-1, General Commercia! zone and would allow this use. <br />The site is vacant and partially wooded with evergreens, alders and associated <br />underbrush. The applicant began clearing prior to permit application. <br />Access is proposed via an easement over the two driveways off Gvergreen Way <br />through the De�ny's Restaurant parking lot. Improvernents to this access route should <br />be considered to reduce impacts of increased traffic flow. <br />No access is proposed to Holly Drive; ho�vever, adequate emergency vehicle acces� <br />must be provided onto Holly Drive. Emergency access plans must be approved by the <br />Planning and Fire Departments. <br />5• Adequate fire flows and hydrants must be provided within 200 fee:, but no closer than <br />50 ieet of all buildings in compliance with Fire Department requirements. A looped <br />tvater system between the 12" line on Evergreen 1Vay a�d the 4" line on Hoily Drive is <br />required to provide adequate fire flows. <br />6. <br />7. <br />Parking must be provided in compliance with the Zoning C�de. <br />Landscapin rt <br />g wst be provided in compliance with the Zoning Code, and in addition <br />adequate visual screening must be provided along Ho:ly Drive. La:idscaping plans <br />must be approved by the Planning Department. <br />s• A detailed drawing shall be submitted to the Public Works Department showing <br />par!<ing layout, landscaping, driveways, utilities, storm drainage, and all required <br />imprevements to the public right of way. Public \Vorks Department approval of these <br />drawings is required befo;e any permits are issued. All improvements shall be <br />completed before the Occupancy Permit is issued. <br />As-builts, easements, and a one year Warrantee Bond in the amount of lOti of the <br />cost of construction of the public water system are required ' h' <br />of obtaining ubl' <br />P ic �vatcr connection. Wit m 10 working days <br />City streets are to be kept clear of dirt and debris during construction. <br />During construction, all truck traffic to and from the site within ihe City of Everett <br />siiall be on arterial streets unless otherwise approved by the Public 1i�orks <br />llepartment. <br />The approximate sewer connection fee based on the preliminary information provided <br />is $6,952.00 ($.351/sq.ft.). The actua! cost slial! be computed by the Duilding <br />Department per the ordinance in effect at the time and according to the information <br />provided on the approved plans on the date of permit issuance. <br />On-site detention is required. D�ainage calculations must be submitted on the City <br />Drainage Alan submission form. Resceding of exposed earth is required within 30 <br />days oi completion of earth ���ork. Drainage systems must be developed to trensfer <br />storm tvater to existing syst�ms by an a�:proved means. <br />
