The following Sactors were considered and the listed ,:onditions placed in response to comments received from various CJity Departments durii,g their review of an L-nvironmental Checklist for this proposal: The site is zoned C-1, General Commercia! zone and would allow this use. The site is vacant and partially wooded with evergreens, alders and associated underbrush. The applicant began clearing prior to permit application. Access is proposed via an easement over the two driveways off Gvergreen Way through the De�ny's Restaurant parking lot. Improvernents to this access route should be considered to reduce impacts of increased traffic flow. No access is proposed to Holly Drive; ho�vever, adequate emergency vehicle acces� must be provided onto Holly Drive. Emergency access plans must be approved by the Planning and Fire Departments. 5• Adequate fire flows and hydrants must be provided within 200 fee:, but no closer than 50 ieet of all buildings in compliance with Fire Department requirements. A looped tvater system between the 12" line on Evergreen 1Vay a�d the 4" line on Hoily Drive is required to provide adequate fire flows. 6. 7. Parking must be provided in compliance with the Zoning C�de. La:idscaping plans must be approved by the Planning Department. s• A detailed drawing shall be submitted to the Public Works Department showing par!<ing layout, landscaping, driveways, utilities, storm drainage, and all required imprevements to the public right of way. Public \Vorks Department approval of these drawings is required befo;e any permits are issued. All improvements shall be completed before the Occupancy Permit is issued. The actua! cost slial! be computed by the Duilding Department per the ordinance in effect at the time and according to the information provided on the approved plans on the date of permit issuance. On-site detention is required. D�ainage calculations must be submitted on the City Drainage Alan submission form. Resceding of exposed earth is required within 30 days oi completion of earth ��ork. Drainage systems must be developed to trensfer storm tvater to existing syst�ms by an a�:proved means.
