:Vueuc WORKS <br />March 27, 2012 <br />James Palda <br />18100 Von Karman, #500 <br />Irvine, CA 92612 <br />RE: Owner: Steadfast Commercial Property <br />Job Address: 1402 SE Everett Mall Way #'s 375, 380 & 385 <br />Plan Check No: B10203-014 through 016 <br />Dear Mr. Palda: <br />In response to your application for a construction permit, your plans have been examined and <br />you are advised that the issuance of a permit is being withheld for the reasons listed below. <br />These comments address building issues only. Additional revisions, or additions, may be <br />required by other departments (such as Utilities, Planning or Fire). All references refer to the <br />2009 International Building Code, as amended by the State of Washington and adopted by the <br />City of Everett and the Washington State Energy Code, 2009 Edition, unless stated otherwise. <br />In order for the processing of your application to continue, it will be necessary to <br />provide the Building Division with two complete new sets of construction <br />documents reflecting the corrections requested. <br />1. IBC 1023.5 limits openings into exit passageways to those necessary for exit access to <br />the exit passageway from normally occupied spaces and for egress from the exit <br />passageway. IBC 402.4.6 allows openings from mall exit passageways into mechanical <br />rooms, electrical rooms, building service areas and service elevators. The proposed <br />plans indicate storage rooms C & D with openings into the exit passageway which is <br />prohibited. <br />2. IBC 715 requires a minimum fire door assembly rating of 1 hour for all exit enclosure <br />openings. This should be indicated in the plans. <br />3. The plans should include the adequate information to provide compliance with IBC <br />1023.6. All penetrations, proposed and existing, must comply with IBC 713. This <br />includes membrane penetrations. <br />4. The plans should include adequate information to provide compliance with all of the <br />illumination requirements for IBC 1006 in the exit passageway. <br />5.
