Conclusions: The Boazd finds that the applicant's proposal <br />to erect a new sigs structure for Blockbuster Video and to <br />remove an existing non-conforming sign structure and <br />replace it with a new smaller sign structure in its place to <br />keep the overall non-conforming sign area the same provides <br />consistency with the existing improvements that exist on the <br />site that conformed to the code when they were established. <br />Also, even though Blockbuster does not have a separate <br />entry fagade on the front of the building, it dces have a <br />sepazate entrance off of the vestibule and is a unique <br />circumstance and should be all��wed signage. <br />The requested variance is therefore, not the result of a self- <br />created hardslvp. <br />NOW, THEREFORE, the Boazd of Adjustment of ihe City of Everett <br />does hereby order that the requested variance be GRANTED provided that <br />the new signage azea does not exceed the 260 sq.ft. total signage area that <br />currendy exists on the Top Foods faqade.
