INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA conditions but <br />are associated with other laws or requirements. These comments are preliminary in nature, and are <br />based upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. <br />The proposal must comply with all ordinances in effect at the time a complete building permit <br />application is filed, including those not specifically set forrh herein. Contact the Planning Department <br />for information regarding appeals processes for the requirements listed in this document. <br />1. A Public Works Permit is required. Detailed drawings in accordance with City Design and <br />Construction Standards shall be submitted to the Public Works Department showing site parking <br />layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all <br />required improvements in the public right-of-way. Public Works approval of these drawings is <br />required prior to any permits being issued. All improvements shall be completed, approved and <br />warranted before an occupancy permit is issued. <br />2. Parking layout and design shall be consistent with standards in the City's zoning code and Design <br />and Construction Standards. <br />3. Grading on the site shall be done in a manner so as not to impact surrounding properties. <br />4. The project is subject to the current City of Everett Building Code and Sprinkler Ordinance. <br />Special charges for connection to `he sewer and water systems in accordance with Ordinance 1998- <br />94 and subsequent revision are applicable. These charges are based on projected water usage and <br />can be substantial. The applicant is encouraged to obtain a copy of the ordinance and determine <br />the estimated charges prior to building permit application. The actual charges shall be computed by <br />the Public Works Department per the ordinance in effect at the time of building permit issuance, <br />based on the approved plans. <br />6. City streets shall be kept clear of dirt and debris at all times during construction. Dust suppression <br />and street cleaning must occur as directed by the Public Works Inspector. <br />7. A warranty is required on the public improvement for an amount not less than 10% of the cost of <br />construction and shall run for one year from the date of issuance of the first occupancy permit. <br />8. On -site water main will be staked within an easement to the City. The easement will be submitted <br />to the City prior to issuance of permits. <br />9. As-builts of storm sewer, sanitary sewer, and water systems shall be submitted per City Design and <br />Construction Standards and Specifications for Development. <br />10. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector. <br />11. A public water main extension is required for this project from West Mall Drive to the existing main <br />in front ofToys-R-Us. <br />12. Provide ADA-compliant accessible parking at the rate of 1 accessible space for each 25 total parking <br />spaces or fraction thereof. The first accessible space must be van -accessible. <br />a. Based on the minimum parking spaces required for this use, three accessible spaces (1 van +2 <br />standard) are required. <br />b. Based on the proposed parking supply of 95 spaces, four accessible spaces (1 van + 3 standard) <br />are required. <br />;l <br />
