From a stormwater detention standpoint, for an impervious surface area to be considered <br />hydraulically -disconnected, stc:-nwater runoff from the 50-year, 24-hour storm must be fully <br />retained and/or infiltrated without resulting in significant potential for adverse effects from the <br />infiltrated water (such as slope saturation or migration to crawlspaces and/or basements). However, <br />if the on -site soils cannot support full infiltration of the 50-year, 24-hour storm, then partial <br />infiltration may still be feasible to help meet the allowable stormwater release requirements. <br />20. All stormwater facilities shall be designed in accordance with applicable City standards and/or <br />design policies. Low imoact development practices shall be designed in accordance with the Low <br />Impact Development Technical Guide for Puget Sound, which is available at <br />www.fisparc[iives.conlZpublicati,iiis/our work/stormwater/lid/LID-manual2005.1)df. <br />21.The 6-month, 24-hour storm precipitation volume in Everett is 1.12 inches. <br />22.This approved site plan approval supersedes the previously approved site plan for Binding Site Plan <br />No. BSP03-007. <br />23. All garbage dumpsters and recycle bins must be screened from view from the street and from <br />adjacent properties. This screening may be done using dense vegetation or by placing the <br />dumpster or recycle bin in a structural enclosure. <br />24. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the Zoning <br />Code. The building elevations submitted for building permit approval shall show all rooftop <br />equipment that extends above the height of the parapet. <br />25. A detailed landscaping plan must be submitted )proval with the building permit plan set. At a <br />minimum the plan shall include the following: <br />a. Size, location, and quantity of plant materials to be used. <br />b. As Everett Mall Way is a designated Gateway Corridor, street trees shall be planted 20 feet o.c. <br />along the frontage. <br />c. A minimum on one tree shall be planted within the parking lot for every eight parking spaces. <br />No parking space shall be more than fifty feet from an interior planting area. <br />d. An irrigation plan. <br />e. Root barriers shall be provided for all new trees except that Public Works may waive the <br />requirement for trees that they find will not adversely impact infrastructure. <br />26. Sign permit applications separate from the building permit are required. Compliance with sign <br />regulations will be made at such time such applications are submitted. <br />27. A Knox Box is required, to be installed by the door to the sprinkler mechanical room. <br />28. Fire lanes shall be provided as required in Everett Municipal Code 46.44. Fire lanes shall be <br />identified by red curbs with white stenciling stating "NO PARKING - FIRE LANE" and vertical signs <br />stating "NO PARKING - FIRE LANE - TOW AWAY ZONE - EMC 46.28.130". Location shall be <br />approved by the Fire Code Official per field evaluation at final inspection. <br />29. Fire apparatus access roads shall be marked whenever necessary to maintain the unobstructed <br />minimum required width of roadways. Fire lanes shall be marked as follows: <br />05, <br />
