INFOAMATION FOR DEVELOPER <br />De'�ailed draxings in accordance with cit� desi� al�d construction <br />standards shall be submitted to Lhe Public Works Department showing <br />site parking layout, landscaping, utilities, sL•orm drainage� and all <br />required improvements in the public right-of-way. Public Works <br />Department approval of these drawings is required prior to any permits <br />being issued. All improvements shall be completed, appruved, and <br />warranted before t}�e Occupan��y Permit is issued. <br />3• City streets and alleys are to De kept clear of dirL and debris at all <br />times during constructioa. Dust suppression and street cleaning must <br />occur as directed by the Public Works I�spector. <br />�. Performance guarantees are required for street improvement:s. <br />5. A one-year guarant•;e is required on the public street improvements for <br />an amount not less ihan 10$ of the cost of construction and shall run <br />for one year from thv daLe of issuance of the first Occupancy Permit <br />for the project. <br />5. Street improvements and utility stubs will be provided by Local <br />Improvement District 714A. <br />6. The Police Department noted that there are some unusual security <br />concerns with the design of the building. Officer Dick Thornberry, <br />Crime Prevention Officer, (259-883�), is available for consultation. <br />7• No outdoor storage is permitted on the site unless site o5scuring <br />fencing is provided and it is approved by the Planning Department. <br />8. A noise analysis may be required in the future as the use of the <br />building changes and additional mitigation measures required at that <br />time. For example, the loading and unloading of refrigeration trucks <br />adjacent to the residential area could oause excessive noise which <br />would require mitigation. <br />The maxlmum permissible noise levels permiLted from your development is <br />57 dbA during daytime hours and 47 dbA between the hours of 10:00 PM <br />and 7:00 AM as measured on the receiving residential property dic•ectly <br />to the south of your proposed development. <br />9• A latecomers agreement for improvements to property owned by others <br />(street improvements on Merldian Ave.) is available by City Council <br />approval. <br />7861G <br />
