Everett Mall Way <br />Plan Check No. B0005-026 <br />Dear Mr. Leibold, <br />The Planning Department completed its review of the plans for buildin.- permit <br />application submitted last week. The following additional information will be required <br />before our department can execute its approval of the plans: <br />Addendum to SEPA Decision - This project received approval in 1996 for a <br />8,775 square foot building addition. According to our calculations, the square <br />footage of the building increased to approximately 12,048 square feet. This <br />represents an increase of approximately 37%, which is a substantial change <br />that must be addressed through the SEPA process. In order to complete the <br />SEPA process, you will need to submit a revised environmental checklist, site <br />plans and a fee. <br />Landscape Plan - Please provide a landscape plan (3 copies). Landscaping <br />for this project must incorporate the requirements as set forth in the Hearing <br />Examiner's decision dated June 16, 1996. <br />Details of Rockery Along West Property Line - The site plan provided <br />does not indicate the height of the proposed rockery on the property line. <br />Please note that the Zoning Code limits the height of rockeries and retaining <br />walls located within building setback areas to a maximum of 36 inches. Is <br />this structure necessary to support a cut slope or a fill slope? <br />Screening of Outdoor Storage on Northern Portion of Site - The plans do <br />not show any screening facilities for the existing outdoor storage area. <br />Screening of this area was a requirement of the land use approval for this <br />project.
