This letter is intended to supply the City of Everett with the <br />necessary traffic generation/distribution information so as to facilitate the review of the proposed <br />commercial application. GTC's study addresses: trip genemtion/disttibution, driveway <br />access/safoty and mitigation recommendations. <br />Proposed Site Develoum4nt 'Aceess and Parkinet This application proposes two (2) buildings: <br />a Circuit City computer store (23,043 SF); and, a 18,757 SF specialty retail store. The proposed <br />development would be located south of Everett Mall Way between Olivia Park Road/Sth Street <br />SW and 5th Place West (see attached site plan). Two (2) driveways onto Everett Man Way are <br />proposed; the west driveway (located 180-feet east of 5th Street SW) would be right' r <br />Out <br />only, while the east driveway (located 490-feet east of 5th Street) would be full access. <br />Additionally, a third site driveway (full acceda) is proposed onto 5th Place West, 160-feet south of <br />Everett Mall Way. There are 209 on -site parking stalls proposed to fully accommodate the <br />parking needs of the proposed retail space.
