In addition, the developer would be responsible for the following <br />fl'ontage and access improvements: Full street improvements curb, gutter and sidewalks on <br />5th place West from Everett Mall Way south along site frontage; upgrade existing driveway <br />geometries of the Everett Mall Way/5th Place W intersection to local street access geometdes <br />(pavement width yet to be decided by City of Everett); dedicate ROW to City of Everett for <br />the potential extension of 5th Place W to the south; sidewalk, curb -and -gutter on the out side <br />of 5th Street SW along the site frontage; and, new curb cuts and driveway accesses onto <br />Everett Mall Way to City of Everett design standards. <br />Padestrism •----• -tea Ftionta4e ImnrovemMts: The proposed full access onto Everett <br />Mall Way satisfies desirable sight distance requirements per AASHTO for the posted 40-mph <br />speed (over 600 feet clear is both directions). The proposed right -nun Wout driveway is <br />located 200 feet east of 5th Street SW and has over 600 feet of clear sight distance to the <br />west. Along the site frontage, Everett Mail Way has already been improved to its ultimate <br />road section (6-lanes plus center turn lane) with curb, gutter and sidewalks on both sides. <br />The following streetlsafety improvements are recommended to ensure the safety of vehicular <br />and pedestrian Ui is in the project vicinity. <br />1. Construct the Everett Mall Way site access driveways to City of Everett and WSDOT <br />design standards. <br />2.
