 RECEIVED
Mr. Ron Alldredge 7 1965
Snohomiah County Planning Departmrnt 1
County Adminiatra[ion Buildir.g E
Everett. We. 98201
July 14, 1985 . COMMUNITY DEVELOPUENI
Re: DNS for Pignataro Nissan, 10520 Highway 99 South
Dear Mr. Alldredge:
Despite weeka without rain and bulldozing by the land clearing workers, an
area in the southern 1/3 (approximately) of this property exhibits
significant vetland characteristics: bull rush and reeds . Directly acroas
the street is a major wetlands area . These wetlands are important to
filter run-off pollution and to allox groundwater re-charge. I ask that
as a mitigating condition of the above-mentioned DNS , Snohomish County
requir *hat the developer retain the wetland area and a 25' buffer strip
arouna .t , using the wetlands as a detention/reten[ion pond. Not only
will this control oil and gas-laden surface water run-off, but it will
continue to filter the pollutants and allow ground water re-charge.
Retention of the wetland area would also prevent pollution and flooding
from crossing under the street to another `s property .
A second mitigating condition would be a 25' natural vegetation buffer
strip along the back edge of the property line; the edge abuting the
residential area. Local residents should not be constantly exposed to the
sight and noiae frcm a car dealership.
Thank you for considering my comments, I would like to hear xhat the
final mitigating cond3tions for this property are.
Sincerely.

Peter T. Hurley
1126 112th St. SW
Everett, Wa. 98204
