Sayani 99 8/1$/89 <br /> Pg. 1/1 <br /> GENERAL SITE DESCRIPTION <br /> The subject property, consisting of 3 .4 acres, is located <br /> East of Pacific Highway 99, approximately 500 feet South of <br /> the S.E. Everett Mall Way and Evergreen Way intersection. <br /> The site slopes westerly with an average slope of <br /> approximately 7 percent. The property is vegetated with a • <br /> mixture of deciduous and coniferous trees with moderate <br /> ground coverage. An existing wetland, which boarders the <br /> � West property line, currently exists on a portion of the <br /> site near the Northwest property corner. <br /> EXISTING DRAINAGE <br /> Runoff is overland to the West where upon exiting the site, <br /> flow enters a large wetland located off the West property <br /> line. Some upstream flows from developed property enters <br /> the site over the East property line, which will be <br /> accounted for in the drainage design (see Sub-Basin Map) . <br /> There are no drainage structures on the site. <br /> PROPOSED DRAINAGE <br /> The proposed conveyance system will be sized for a 10-year. <br /> design storm using the rational method. Runoff from <br /> developed areas will be conveyed to the West, where flow <br /> will be discharged into a bio-filtration swale. This swale <br /> will convey flow approximately 215 feet at 2 .3 percent slope <br /> to the wetland which boarders the West property line. <br /> DOWNS'PREAM ANALYSIS <br /> Runoff which exits the site enters a large wetland off the <br /> West property line. Flow which leaves this wetland enters <br /> the drainage system under Pacific Highway 99, before <br /> continuing downstream. <br /> � <br />
