Project Overview <br />This project involves the first phase of an apartment project located north of the <br />northwest corner of the intersection of 112` Street SW and SR 99. Phase 1 is 288 units <br />in three buildings on the west side of the property (about 5.6 acres of developed area). <br />The 3.87 acre phase 2 located along SR 99 will be developed at a future date. The site is <br />generally very flat, but sloping down to the west towards a wetland area. The site is <br />cleare . along SR 99 and has a couple of residence further to the west. A substantial <br />portion of the site is covered by brush. <br />Proposed Drainage Control <br />All storm runoff from both phases wili be collected in an onsite storm system, then routed <br />to a combined detention/water quality vault. The vault will discharge to a wetland <br />treatment cell then outfall to a level spreader. The 2, 10 and 100 year detention release <br />rates will match one half of the existing 2-year, the existing 10 year and existing 100 year <br />flows. Detention and water quality will be provided for both phases 1 and 2. <br />
