204 NATIONAL SURVEY RESULTS <br />Survey respondents overwhelmingly (80%) felt that an adult book- <br />store located in the hypothetical neighborhood described would <br />have a negative impact on residential property values of premi- <br />ses located within one block of the site. Of these, 214 felt that <br />the property value would decrease in excess of 204, while 594 <br />foresaw a value decrease of from 14 to 204. One-fifth of the <br />respondents saw no resulting change in residential property val- <br />ues. <br />Seventy-two percent of the respondents also felt that there would <br />be a detrimental effect'on commercial property values at the same <br />one block radius. Only.104, however, felt that the effect would <br />exceed 204 of worth with the majority (62$) seeing a 1% to 204 <br />decrease in value. 284 of the survey predicted that there would <br />be no negative effect. <br />While the great majority of appraisers felt that the effect of <br />an adult bookstore on property within one b 1 ock of the site <br />would decrease property values, they felt that this impact fell <br />off sharply as the distance from the site increased. <br />At a distance of three blocks, only 36.4 of the respondents felt <br />that there would be a negative impact on residential properties, <br />whereas 644 felt that there would be no impact at all. Better_ <br />than three-fourths (]]4) of the survey saw no impact on commer- <br />cial property at this distance. <br />In summary: <br />- The great majority of appraisers who responded to this sur- <br />vey felt -that there is a negative impact on residential and <br />commercial property values within one block of an adult <br />bookstore. <br />This negative impact dissipates markedly as the distance <br />from the site increases, so that at three blocks the esti- <br />mate of negative impact decreases by more than one half <br />judged by the number of respondents indicating negative <br />impact at three blocks. <br />The majority of respondents felt that the negative impact <br />of an adult bookstore is slishtly greater for residential <br />properties than for commercial properties and decreases <br />less dramatically with distance for residences. <br />34 <br />EVER00046 <br />
