100% MSA SURVEY RESULTS <br />The 100; survey of Mecropolican Statistical Areas similar in size <br />co Indianapolis produced results that were consistent in virtually <br />all respects with the results of the ZO%-nacional survey. <br />As in the nationwide survey, respondents overwhelmingly (78a)in- <br />dicated that an adult bookstore would have a negative effect on <br />residential property values in the neighborhood described if they <br />were within one block of the premises. 19% felt that this depreci- <br />ation would be in excess of 20%, whereas 59% foresaw a decrease in <br />value of from 1% to 2001. <br />Sixty-nine percent saw a Similar decrease in commercial property <br />values within one block of the adult bookstore. As in the national <br />survey, far fewer (only 10%) felt that a devaluation of over 20% <br />would occur. The majority (59%) saw the depreciation as being in <br />the 1% to 20% range. <br />Once again, the negative impact observed within a one block radius <br />of the adult bookstore fell off sharply when the distance was in- <br />creased to three blocks - although, judged on the number of those <br />indicating no impact, there would appear to be more of a residual <br />effect on residential properties than on commercial properties. <br />39% of the appraisers felt that a negative impact on residential <br />properties would still obtain at three blocks from the site. Only <br />three percent felt that this impact would be in excess of twenty <br />percent. The remaining 36% felt that depreciation would be some- <br />where in the one to twenty percent range. 61% saw no appreciable <br />effect at all at three blocks. <br />Commercial property was judged to be negatively impacted at three <br />blocks by 23% of the survey. 76% saw nc change in value as a re- <br />sult of the bookstore. <br />In summary: <br />- Appraisers assigned a negative value to an adult bookstore <br />located within one block of residential and commercial pro- <br />perties at an approximate three -to -one ratio. <br />- At a three block distance, this ratio tended to be reversed. <br />The number of those indicating a decrease in value at three <br />blocks decreased at only one half the rate for residential <br />property as for coarse rc i a 1 property. <br />40 <br />EVER00052 <br />
