In response. to the question about their evaluation of the impact <br />OF adult bookstores generally on surrounding property values, 211� <br />OF those expressing an opinion felt that there would be little or <br />no impact with such a use. They principally based this opinion on <br />thei r experience as appraisers (20%) and the observation that such <br />uses usually located in areas that had already deteriorated (26:) <br />41'% of the survey felt that there is a substantial -to moderate <br />impact. Their opinions were based on professional appraisal ex- <br />perience (18%), and the observations that: given current mores, <br />an adult bookstore would discourage home buyers and custo(14 <br />the use precipitated decline and discouraged improvemmersent (11%);and, <br />it would attract "undesirables" to the neighborhood <br />The nature of this impact on property was contingent on a number <br />OF factors in the minds of 3206' of the respondents. 131, felt that <br />it depended or, local attitudes and the adequacy of legal controls <br />on their operation. Exterior factors such as signage and building <br />facade quality were seen by 16% as the determinant. 30% felt <br />the impact would be di rectly related to the values (both moni Cary <br />and human) prevalent i n the neighborhood.
