Appendnr B <br />analysis of Table 11 reveals a definite pattern concerning sex-related <br />-cimc rales. Sex related crimes rates in Control Areas are <br />consistently low, ranging from 651 to 881 of the city-wide average. <br />rn contrast, sex related crime rates in the Study Areas are <br />suhstantially Higher than the city-wide average, ranging from 1771 to <br />41121 higher. <br />Tlie sex related crime rates for Study Areas 1 and 2, which each <br />contain two acicilt business sites, are higher than those in Study Areas <br />3 and 4, which each contain one adult business site. Table 12 <br />consolidates the crime rates for Study Areas 1 and 2 and Study Aceas 3 <br />aix3 4. In an effort to assess the impacts of adult <br />entertainment businesses on property values in Austin, a survey of the <br />opinions of real estate professionals was conducted. A three-part <br />questionnaire was designed to gauge the opinion of real estate <br />appraisers and lenders in the Austin area regarding the effect that an <br />adult entertainment business would have on surrounding property <br />values. <br />The. first part asked respondents to indicate the effect of one adult <br />bookstore on residential and conviercial properties located within one <br />block and three blocks of the bookstore. T!he second part of the <br />survey asked respondents to guage the effect on residential property <br />values within one block for a variety of commercial uses other than an <br />adult bookstore. The third part of the survey asked questions <br />designed to estimate the degree to which property values are affected <br />by adult businesses, and to establish the basis for the appraisers' <br />opinions. A sample questionnaire is included in Appendix D. <br />Results. The questionnaire was mailed to 120 firms listed in the <br />Southwestern Bell Yellow Pages under "real estate appraisers" and <br />"real estate lenders".. The Office of Land Development Services <br />received 54 responses; a response rate of 45 percent. The.responses <br />to the questionnaire concerning the effect of adult businesses on <br />property values are tabulated in Table 13.
